We provide a free no obligation open market appraisal.  We will visit you at your property and firstly find out about your requirements and circumstances, as building a strong relationship and understanding is key to us finding you the perfect buyer for your home.

At this point we will give you our professional opinion as to the market value and how best to advertise your property taking in to account current market trends, your location and the speed at which you require a sale.  Our approach to selling your home is led by you.

Should you choose to instruct Wilman & Wilman to sell your house, we will carry out a full and detailed listing of each and every room, taking exact room measurements and photographs. Often the person with the most knowledge about your home is you, so we listen to the history and your enthusiasm about the house as this is invaluable to prospective purchasers.

By law you need to have an Energy Performance Certificate (EPC) which is the heating efficiency graph now commonly seen on details and most websites.  We recommend 2 known and trusted local firms and our close working relationship removes the stress of this process if it is unfamiliar to you.  We will also produce a floor plan for every property and the cost of this and the EPC are included within our fee.

Once we have prepared your particulars and they have been approved by you, we add them to our website and the property portals of Rightmove and On The Market.  We also display them in our office window and in the office itself so that they are available for prospective purchasers to pick up for themselves.  Many prospective purchasers still like to browse in the office without having to ask a member of staff to provide particulars from a drawer.  We also commit to regular local advertising in the popular Aspire magazine which is distributed locally via Royal Mail.  Through all of our advertising channels your house will be seen by prospective purchasers throughout the UK and overseas.

Viewings at your house can be carried out by ourselves or by you, whichever you feel most comfortable with.  Rest assured that Wilman & Wilman will guide and support you through every stage of selling your house.  And when a sale has been agreed we can also recommend local solicitors and conveyancers to act on your behalf.
