Wilman & Wilman offer two levels of service to our clients – either fully managed or non-managed.

Should you choose our NON-MANAGED service, Wilman & Wilman will find a suitable tenant on your behalf and then hand over the management of the tenancy to you. We offer the following as part of this service:

  • Viewings 7 days a week (outside office hours if necessary).
  • We offer advice and support to help you achieve the maximum rental income.
  • Professional referencing and credit checks using Homelet applications.
  • Advice on current legislation and your legal obligations.
  • RICS approved Shorthold Tenancy Agreements.
  • Detailed inventories at no additional cost.
  • Professional, friendly and approachable staff.

Many of our established landlords develop a good working relationship with their tenants but if you don’t have the availability or live locally to your property you might want to consider our  FULL MANAGEMENT service.

In addition to the service offered for non managed lets, at a charge of 10% plus VAT of the rent received each month, we will also be responsible for the following:

  • Collection of rent.
  • Regular property inspections.
  • Being the first point of contact if a tenant has any issues and to arrange for them to be resolved.
  • Ensuring you confirm with current legislation and your responsibilities as a landlord .

Fee Structure

Non-managed - £400 (plus VAT)

Managed - £200 (plus VAT) plus 10% (plus VAT) of the rental income each month.

Prospective tenants will not be charged to complete a Homelet application form or to sign a tenancy agreement.
